    Brittany Lakes a Beautiful Place to Live in League City

    With 3 parks, 3 lakes, and hiking/biking trails winding through the neighborhood there is always something to do in Brittany Lakes. Located a short distance from I-45 it is the perfect location between Houston and Galveston. There are many families with one spouse working in Galveston and the other in Houston!     The larger lake Willow Pond is a natural pond that was made larger when developing Brittany Lakes. Catch and release fishing, non-motorized boating are allowed on Willow Pond.     Shopping for a New Construction Home? Read This First!

    If you have been thinking about buying a new construction home then you probably have a few questions about the process. After selling new construction homes for over ten years I picked up a few tips and tricks to help you! 

    #1 Do NOT visit a model home without first having your Realtor® set up the appointment for you. Home Builders have strict rules regarding allowing you to have a Realtor® represent your best interests and if they aren't with you on the first visit or call ahead to set up an appointment they may not allow you to use a Realtor®. Most families are not aware of this rule and the builder probably isn't going to talk to you about it. 

    #2 Do NOT negotiate with the Sales Rep without your Realtor! The Sales Rep is employed by the builder and they are highly trained to negotiate for the builders best interests.     3 Tips for Getting a GREAT DEAL on your New Home!

    We know it is very exciting to search for your new home and sometimes you forget about putting a "plan" together to get the best deal possible on your new home. Here are a few tips to consider before shopping for your next home!

    Tip #1 Don't waste time looking for a home without first speaking with a lender to get pre-approved for a loan. Even if you aren't planning to move for 6 months or more. It is a smart idea to get an idea of your financial picture and get advice on how to maximize your financial picture. If you start early you have more time to prepare.

    Tip #2 Once you get pre-approved its time to look at houses! Although open houses are tempting be sure to let the agent on site know you are working with a Realtor. The agents working at the open houses are under an agreement to represent the seller. They will use every piece of information you share with them to benefit the seller.
