Tips for Preparing Your Home for Inspections

One of the most popular questions we receive is - How should we prepare our home for an inspection? If you are thinking about selling your home soon you will definitely want our tips on what the do's and don't include when prepping your home for sale and an upcoming inspection.
Tip #1 If your home is in good condition and you are not aware of any issues then we recommend that you do NOT hire an independent inspector to see what items may come up before listing your home.  In the state of TX you are required to share all inspection reports completed on your home within the last 4 years. 
Tip #2 Should you fix "known defects" - YES! If you are aware of a repair needed in your home you should definitely take care of it. It shows the buyer you have cared for your home and they will have fewer concerns to cover when purchasing your home.

3 Tips for Getting a GREAT DEAL on your New Home!

We know it is very exciting to search for your new home and sometimes you forget about putting a "plan" together to get the best deal possible on your new home. Here are a few tips to consider before shopping for your next home!
Tip #1 Don't waste time looking for a home without first speaking with a lender to get pre-approved for a loan. Even if you aren't planning to move for 6 months or more. It is a smart idea to get an idea of your financial picture and get advice on how to maximize your financial picture. If you start early you have more time to prepare.
Tip #2 Once you get pre-approved its time to look at houses! Although open houses are tempting be sure to let the agent on site know you are working with a Realtor.
